Fire door surveys and compliance
Compliance with fire safety regulations is about more than meeting a legal requirement—it is an essential part of protecting lives and property. Our fire door surveys help you understand the condition of your doors, identify defects and plan appropriate maintenance or remedial work.
For premises covered by the Regulatory Reform (Fire Safety) Order 2005, Article 17 requires fire safety measures to be subject to suitable maintenance and kept in good working order and repair, where necessary to safeguard people. Our surveys support these responsibilities by identifying issues that require attention. Legislation.gov.uk
How often should fire doors be checked?
The Fire Safety (England) Regulations 2022 introduced specific fire door checking requirements from 23 January 2023. For multi-occupied residential buildings in England where the top storey is more than 11 metres above ground level, responsible persons must: GOV.UK
- * Check communal fire doors at least every three months, including checking that any self-closing devices work correctly. Legislation.gov.uk
- * Use best endeavours to check flat entrance fire doors at least every 12 months, including their self-closing devices, where these doors lead onto the building’s common parts. GOV.UK
Responsible persons must also record the steps taken to arrange flat entrance door checks, including attempts to gain access where a resident has not provided it. This requirement is set out in Regulation 10(5). Legislation.gov.uk
What about buildings below this height?
The 11-metre threshold does not remove the wider responsibility to maintain fire doors. As the government’s fire door fact sheet explains, general fire safety and maintenance duties continue to apply to premises covered by the Fire Safety Order, regardless of building height. GOV.UK
Routine checks and specialist surveys
Routine checks under Regulation 10 are basic visual checks and do not automatically require a specialist. They do not replace assessment of the suitability of fire doors through the building’s fire risk assessment. Where defects or concerns are identified, a more detailed survey can help establish what action is needed. Further information is available in the government’s fire door guidance.
